We offer flexible contracts with short terms—starting from just three months, with automatic one-month renewals. You can end our partnership at any time! (However, we're confident you won't want to.) Give us a try! Our standard commission is 6% including VAT on the sales price.
For clients with exclusive mandates, we expand our reach to additional platforms and utilize even more diverse marketing options.
Depending on the type and character of the property, we commission professional photographers, videographers or drone footage to present your property in the best possible light.

With this mandate, we accompany them on all viewings, often in cooperation with other local real estate agencies.
We not only help you find the right property in the right location, but also work with multilingual notaries, architects, interior designers and numerous other service providers — from home staging to pool maintenance and gardening to many other services.
Thanks to such an exclusive search mandate, we don't even need a sales mandate from the seller, as in this case the commission is fully covered by the buyer.

We create a large, international reach for your real estate listings: We advertise your property on national and international platforms and reach exactly the right target group for your property.
Even though overall demand in the current market has declined, we are managing to generate a steady flow of serious international prospects — especially from Germany and the USA.
Combination of print and online ads
In addition to online ads, we regularly place advertisements in foreign print media, such as France Magazine and France Experience in Germany, as well as En Route and Leven in France in the Netherlands and Belgium. For exclusive mandates, we can further highlight your property and specifically target buyers who are not yet actively searching.
Print run: approx. 35,000 copies / published four times a year / available exclusively in Germany, the Netherlands and Belgium, mostly to subscribers.

If the seller is a private individual
- Personal ID card (of all owners)
- Eigentumstitel (title deed)
- Technical diagnostics (see list below)
- Property tax notice (land tax)
- Any necessary building permits, e.g. for extensions, pools, etc. (autorisations d'urbanisme)
- Floor plans (les plans)
- Existing easements (servitudes éventuelles existantes)
- Bei Klärgrube: Konformitätsbescheinigung (certificat de conform)
- If connected to the sewer system: Wastewater certificate (certificat d'assainissement)
If the seller is a legal entity (e.g., SCI)
- Current extract from the commercial register (extrait K to récent)

Sale of a property in a community of owners
- The co-ownership agreement: Titre de copropriété and all amendments
- The minutes of the last three annual owners' meetings

- Maintenance log of the building and diagnoses of the common property
For rented properties

For houses that are less than 10 years old
- Building permit and completion notice (déclaration d'achèvement des travaux)

Asbestos (no validity limit if no asbestos is present; if present, valid for 3 years)
Termites – required depending on the region (valid for 6 months)
Living area calculation “Loi Carrez” (no validity limit as long as no structural changes have been made that alter the living area)
Energy Performance Certificate (EPC) (valid for 10 years)
For properties with energy class F or worse: an additional audit certificate is required.

How do I get the DIAGS?
- We can recommend companies that carry out these assessments and diagnoses.
- We also offer to coordinate and accompany you to your appointments — even if you are abroad!
What does this cost?
The costs vary depending on the type of examination: For the usual diagnostics, the prices are around €300, while special reports, e.g. on fissures or structural problems, can cost €1,000-€2,000.
