We offer flexible contracts with short terms—starting as little as three months, with one-month extensions. You can terminate our partnership at any time! (We're confident you won't want to.) Give us a try! Our standard commission is 6% TTC of the sales price.
For clients with exclusive mandates, we expand our reach to additional platforms and utilize even more diverse marketing options.
Depending on the type and character of the property, we commission professional photographers, videographers, or even drone footage to present your property in the best possible way.

With this mandate, we accompany you on all viewings, often in cooperation with other local real estate agencies.
We not only help you find the right property in the right location, but also work with multilingual notaries, architects, interior designers, and numerous other service providers — from home staging to pool maintenance and gardening to many other services.
Thanks to such an exclusive search mandate, we do not even need a sales mandate from the seller, since in this case the commission is fully borne by the buyer.

Even though demand in the current market has declined overall, we are managing to generate a steady flow of serious international prospects—particularly from Germany and the USA.

In addition to online ads, we regularly place advertisements in foreign print media, such as "Franzen Magazin" and "Franzen erleben" in Germany, as well as "En Route" and "Leven" in France, in the Netherlands, and Belgium. For exclusive mandates, we can further highlight your property and specifically target buyers who aren't yet actively looking.

Documents required for a sale in France
If the seller is a private individual
- Identity card (of all owners)
- Eigentumstitel (title deed)
- Technical diagnostics (see list below)
- Property tax notice (land tax)
- Any building permits, e.g., for extensions, pools, etc. (urban planning permits)
- Floor plans
- Any existing easements (servitudes éventuelles existantes)
- Bei Klärgrube: Konformitätsbescheinigung (certificate of conformity)
- If connected to the sewer system: Wastewater certificate (certificat d'assainissement)
If the seller is a legal entity (e.g. SCI)
- Current extract from the commercial register (extrait K bis récent)
- Certified copy of the company's current articles of association
Sale of a property in a homeowners association
- The co-ownership regulations: Titre de copropriété and all supplements
- The last three minutes of the annual owners’ meetings
- The last three utility bills
- Maintenance booklet of the building and diagnoses of the common property
For rented properties
- Rental agreements and tenants’ identification documents
For houses less than 10 years old
- Building permit and completion notice (déclaration d'achèvement des travaux)
- Insurance certificate for construction damage / ten-year guarantee (garantie décennale)
- Konformitätsbescheinigung (certificate of conformity)
List of technical diagnoses (DIAGS)
Asbestos (no validity limit if no asbestos is present; if present, valid for 3 years)
Termites – required depending on the region (valid for 6 months)
Living space calculation “Loi Carrez” (no validity limit as long as no structural changes have been made that change the living space)
Energy Performance Certificate (DPE) (valid for 10 years)
For properties with energy class F or worse: additional audit certificate required
ERP georisks (e.g. earthquake zones) risk report (valid for 6 months)
Electrical conformity (valid for 3 years)
Gas compliance (valid for 3 years)
How do I get the DIAGS?
- We can recommend companies that carry out these assessments and diagnoses.
- We also offer to coordinate and accompany you to appointments — even if you are abroad!
What does this cost?
Costs vary depending on the type of examination: standard diagnostics cost around €300, while specialized reports, such as those on fissures or structural problems, can cost €1,000-€2,000.
